Community Planning Phase

  • Gathered members: nine Equity households who’ve invested $340,000
  • Ongoing outreach to neighbors to gain project support
  • Visited cohousing communities in: NY, MA, CO, CA, VA, NM, NC, WA, and OR

Project Planning and Development

  • Surveys and topographic maps completed
  • Acquired subdivision approval, lot line adjustment, and conceptual site plan approval from Rosendale Planning Board
  • Developed site plan in accordance with county/town highway departments and fire department
  • Received Conditional Site Plan Approval and Negative Declaration of Environmental Significance in accordance with the NY State Environmental Quality review Act
  • Researched green building technologies and state and federal incentives for energy efficient building
  • Submitted two grant applications to NYSERDA (New York State Energy Research & Development Authority) in response to Project Opportunity Notice 1126: Next Generation Emerging Technologies for Residential Buildings and Project Opportunity Notice 1169: Heating and Cooling Systems. PON 1126 has been granted
  • Completed design of residential units, which will be highly resource and energy efficient, and performance-built. This will reduce the use of fossil fuel for heating, cooling and hot water to zero by using a geothermal system powered by photovoltaic panels. Materials used will be non-toxic, sustainable, and highly durable
  • Completed 90% of Common House design
  • Dug two wells resulting in a yield of 110 gpm, 90 gpm over what is required by the Health Dept. for a community well. Water quality has been approved. A $35,000 infrastructure investment
  • Attended National Cohousing Association Project Management conference in California and Annual Cohousing Conference in North Carolina

Legal and Financial

  • Formed a Limited Liability Company and created LLC Operating Agreement
  • Consulting with Small Business Development Center to create business plan & organize financing
  • Secured mortgage for a Land Acquisition Loan from Ulster Savings Bank
  • Purchased 65 acre farm and subdivided into four parcels
  • Sold two parcels with existing houses; retaining two parcels totalling 56 magnificent acres with rolling hills, a 3+ acre pond, forests, and open farm land
  • Consulted with RUPCO (Rural Ulster Preservation Company) regarding housing opportunites for low and moderate income residents
  • Created development timeline and Business Plan
  • Consulted with attorney re: Offering Plan process required by the NYS Attorney General’s Office; projected Public Offering of units in Summer 2008
  • Generated capital of $181,000

Membership & Community

  • General Circle Meetings held twice monthly
  • Formed committees
  • Developed Membership Agreement
  • Trained in and adopted Sociocracy as governing, decision-making system
  • Held regular “community life” events including camping on our land, retreats, tours of other cohousing communities and cultural events

Marketing

  • Received approval for “Testing the Market” phase from the NYS Attorney General’s office
  • Created Orientation Process for Prospective Residents to fully acquaint them with the Cohousing lifestyle and our Equity Members
  • 40-50 active Prospective Residents proceeding through our Orientation Process
  • Instituted Buddy system for informing and integrating Prospective Residents
